For Purchase Documents

  • Purchase Agreement with all Schedules, Amendments and Waivers
  • MLS listing (this will provide the listing agent’s numbers for appraisal purposes)
  • Proof of Employment in the form of Letter from Employer and recent pay stub (within past 60 days)
  • Proof of Down Payment in the form of Investment Statements or Bank Statements
  • For Self‐Employed or Commissioned Sales People, the last 2 years- T1 Generals and last 2 years- Notice of Assessment
  • ID, Social Insurance Numbe, and Driver’s License

For Refinance Documents

  • Property Tax Bill for the current year
  • Most recent Mortgage Statement
  • Proof of Employment in the form of Letter from Employer and recent pay stub (within past 60 days)
  • For Self‐Employed or Commissioned Sales People, the last 2 years-  T1 Generals and last 2 years-  Notice ofAssessment
  • ID, Social Insurance Number and Driver’s License

*Client does not have to bring cheque or credit card to pay for credit checks. This is covered by the bank. An appraisal report is either covered by the bank or deducted from the total loan amount on the day of closing.
